2007 Acquisition Criteria for Single Family Projects
Southern Land Company seeks to acquire well-located single-family land tracts in select U.S. markets for the development of Premium single-family communities. Sites may include both attached town home or condominiums. Sites with existing zoning are preferred, but not required. Redevelopment opportunities in viable in-fill locations will also be considered on a case-by-case basis. Minimum size is 400 single family homes.
2007 Acquisition Criteria for Multi-family and Mixed-Use Land
Southern Land Company seeks to acquire well-located multi-family and mixed-use land in select U.S. markets for the development of Class A product with mixed-use features. Sites with existing zoning allowing multi-family development are preferred, but will also consider to-be-zoned tracts if the entitlement process is imminent or can be underwritten. Redevelopment opportunities in viable in-fill locations will also be considered on a case-by-case basis.
SUBMITTAL CRITERIA
- Location map and general description of area
- Site description (size, topography, vegetation, drainage, etc.)
- Boundary survey or plat
- Aerial photograph of site and vicinity
- Primary street frontage and traffic counts
- Existing zoning and entitlement information
- Other development restrictions as applicable
- Utility availability, and development and impact fees
- Market data, including supply/demand statistics and comps for market rents, land sales and existing property sales
