Lofts at Watters Creek on fast track to meet residential demand

The Lofts at Watters Creek, a Southern Land Company multi-family community, are well underway amidst a flood of prospects seeking homes in this dynamic new mixed-use community in Collin County. Watters Creek is the multi-family component of Watters Creek at Montgomery Farm, a 1.15 million square-foot town center located north of Dallas.

In the spring of 2007, Fort Worth-based Trademark Properties (Trademark) tapped Southern Land Company to design and construct the for-lease homes. Trademark is developing the Watters Creek project in a joint partnership with Coventry Real Estate, Developers Diversified Realty and Southern Land Company.

Southern Land is constructing two, five-story, mixed-use buildings for Watters Creek. Both buildings will contain first floor retail and four additional floors of urban-style residential homes; totaling 233 units. The Lofts will be available for occupancy in the fall of 2008, at which time Southern Land will assume management responsibility for the residences. The estimated value of The Lofts project is $46 million.

Residents of The Lofts will have access to a number amenities. Commercial components will be located within walking distance of the residences, along with a nature trail system and common areas that are ideal for community activities and outdoor events.

The Lofts will include 10-foot ceilings, granite kitchen countertops, kitchen islands, side-by-side refrigerators, balconies and balconettes, over-sized tubs and stand-up showers, painted accent walls, Fiber Optic wiring, walk-in closets and in some homes, stained concrete and hardwood floors. Community elements will include limited exterior access and interior elevators, interior corridors w/trash chutes, Allen ISD, a fitness center, a conference room, resident cyber lounge w/coffee bar, business center, billiards, demonstrating kitchen, pets permitted, pool w/hot tub spa, landscaped courtyards, garage parking and Wi-Fi availability in public areas.

Watters Creek anchor retail tenants will include the upscale everyday/gourmet grocer Market Street (71,600 square feet), a 24,000-square-foot Borders new concept bookstore and café and numerous restaurants and eateries. In addition to these tenants, other retail partners include: Ann Taylor Loft, Eddie Bauer, Francescas Collections, Origins, Village Jewelers, P.F. Chang’s, Jos. A. Bank, Cheesecake Factory, Brio Tuscan Grill, MiCocina, Devon Seafood and Cru Wine Bar.

In addition to the Lofts, Watters Creek will contain 520,000 square feet of retail, and 170,000 square feet of class A office space and a 135-room select service hotel.
