Southern Land Company Breaks Ground on Luxury High-Rise, Mixed-Use Development in Upper Kirby

Project marks company’s first in Houston

Southern Land Company (SLC), a national real estate developer of award-winning single-family, master-planned, and mixed-use communities, has broken ground on its first Houston development at 2811 Kirby Drive in the highly sought-after Upper Kirby district. The project reflects SLC’s commitment to introducing a design-forward, complementary development that will further enhance one of Houston’s most distinguished areas.

“After meticulous planning and preparation, we are excited to break ground on a one-of-a-kind mixed-use community in the heart of Upper Kirby and near the acclaimed River Oaks neighborhood,” said Tim Downey, SLC founder and CEO. “Today marks an important milestone in our mission to deliver a landmark destination where locals and visitors can live, work, and gather, and that exemplifies SLC’s hallmark standard of extraordinary placemaking.”

Upon completion, the 953,000-square-foot mixed-use development will include two towers rising from a shared parking podium and approximately 15,000 square feet of ground-level restaurant space well-suited for best-in-class dining.

A 10-story tower, named 2811 Kirby, will offer four floors of Class AA office space totaling approximately 107,000 square feet. Stream Realty Partners is leading leasing efforts for the office component.

“Tenants today are prioritizing quality, experience, and location, and 2811 Kirby checks all three boxes,” said Ryan Barbles, Managing Director at Stream Realty Partners. “We’re already seeing strong interest from groups looking to be in Upper Kirby, and this project will offer a level of design and connectivity that’s hard to replicate in the market.”

Rising 38 stories, Lily River Oaks—the development’s luxury multifamily community—will feature 331 apartments, including 18 penthouses. Future residents will enjoy a curated amenity collection, including rooftop indoor and outdoor spaces on the 38th floor with an outdoor pool deck, as well as a seventh-floor garden deck spanning both towers. The seventh floor will also include a residential spa, guest suites, and a fitness center available to both residents and office tenants.

ANDRES Construction is serving as general contractor, with completion expected in 2028.

For this development, SLC carefully selected a collection of best-in-class partners, including Solomon Cordwell Buenz (SCB) as architect and interior designer; Kimley-Horn for civil engineering; and DeSimone Consulting Engineering for structural engineering. SLC is leading landscape architecture and horticulture for the project.

2811 Kirby and Lily River Oaks mark the latest expansion of SLC’s growing Texas portfolio, which includes multiple active communities across the state:

  • Tucker Hill, a single-family community in McKinney;
  • Lunaroya, an intimate 66-homesite, single-family community in Dripping Springs; and
  • Deco, a 27-story luxury mixed-use community in Downtown Fort Worth.

Additionally, SLC has developed, operated, and sold several other mixed-use and multifamily communities in Texas:

  • The Lofts at Watters Creek in Allen;
  • Arthouse in Keller;
  • Junction 15 in Plano;
  • Morada Plano in Plano; and
