Mixed-Use Project at 1620 Sansom Street in Rittenhouse Square Tops Out at 27th Floor

Southern Land Company (SLC), a national real estate developer of award-winning mixed-use developments and master-planned communities, celebrated the topping out of its mixed-use tower located at 1620 Sansom Street on Tuesday, May 9. At 27 stories, Center City’s newest mixed-use tower at 1620 Sansom Street is SLC’s latest project in the desirable Rittenhouse Square neighborhood.

The celebratory event included remarks from SLC Founder and CEO Tim Downey and SLC Vice President Brian Emmons, as well as Philadelphia City Councilman Kenyatta Johnson. All guests were invited to sign the core wall of the building.

Rising 320 feet, the mixed-use project will feature 254 luxury rental residences, including multiple penthouses with private terraces. Amenities will include a club lounge, a sky lounge with an outdoor rooftop pool, a fitness center with a yoga room, coworking space, and resident storage. Additionally, the project will include 5,000 square feet of ground floor restaurant space and 17,000 square feet of space on the second floor ideal for another restaurant or best-in-class health and wellness facility.

Previously home to an aging parking garage, SLC acquired the property at 1620 Sansom Street in December 2020.  The project is developed by SLC, built by Hunter Roberts Construction Group, and designed by renowned architecture and interior design firm Solomon Cordwell Buenz (SCB). Upon completion, 1620 Sansom Street’s façade will incorporate the modern glass of the central business district with metal panel and brick at the base, reminiscent of the pre-war brick iconic to Rittenhouse Square. The tower will be chamfered to allow sunlight to reach Sansom Street and to direct views to downtown and the Schuylkill River. The residential community’s interior design will offer light marble and gilded accents throughout and dark, patterned finishes for the club lounge.

SLC’s first project in Philadelphia was a 28-story apartment home tower at 3601 Market Street, which was completed in summer 2015. 1620 Sansom Street was most recently preceded by The Laurel Rittenhouse Square, the tallest residential tower in Philadelphia, which houses The Laurel’s luxury condominiums and penthouses in the upper floors and 1909 Rittenhouse—an upscale rental residence community—in the tower’s lower floors. The Laurel Rittenhouse Square opened in late 2022.

SLC is also developing a 12-story mixed-use tower at the corners of 5th and Spring Garden Streets in the Northern Liberties neighborhood of Philadelphia.
