Distinctive townhomes and apartment homes will complement larger master-planned community
Our latest multifamily project is underway, as we have broken ground on a collection of multifamily residences at the Karl’s Farm development in Northglenn, Colo., located at 1801 E. 120th Avenue. Southern Land Company (SLC) will invest more than $90 million into the City of Northglenn with the project, building a total of 385 townhomes and studio, one, two, and three-bedroom apartment homes, offering residents diverse options for unique living experiences.

The collection of multifamily residences will be located on 13.8 of Karl’s Farm’s 66 acres. The 385 multifamily residences will be split among three-story townhomes and four-story elevator-served apartment home buildings. The residences will feature a boutique, modern industrial style that mixes warmth with sleek metals and concretes to deliver a modern farmhouse feel that ties into the larger Karl’s Farm development. The project will offer a robust collection of amenities, including a pool, private outdoor spaces, dog spa, bike shop, and shared workspaces. It will also feature activities and entertainment programming as well as concierge services.
This project and the entire Karl’s Farm development will afford residents convenient access to Denver, thanks to Karl’s Farm’s close proximity to Interstate 25 and RTD – Denver’s Northglenn / 112th Ave. Station, where residents can utilize the new commuter rail line, the N-Line. The walkability from Karl’s Farm to the rail station was a key factor in SLC’s attraction to the site.

Karl’s Farm will blend multifamily and single-family homes, commercial development, and a variety of parks, open spaces, and trails. In addition to retail, restaurants, and services planned within the mixed-use development, there are four grocery stores including a Whole Foods within 1.5 miles, and shopping centers having over 100 retailers, dining, and boutique shops. The combination of modern conveniences, outdoor lifestyle opportunities, and proximity to Denver that exists at Karl’s Farm made the development immediately appealing to SLC.

Our multifamily residences and the entire Karl’s Farm project continues to be a collaborative effort.

SLC’s 480,000-square-foot community at Karl’s Farm was designed by Denver-based KTGY Group. Our in-house construction division is serving as general contractor. Kimley-Horn in Denver is the civil engineer for the project, and Integrity Structural Corp. of Houston is the structural engineer.
SLC’s project at Karl’s Farm marks the company’s fifth project in Colorado. In January, SLC opened a new luxury apartment home community in Denver, Bespoke Uptown. In February, SLC sold the multifamily and retail components of its Rêve Boulder project in Boulder. In April, SLC broke ground on Westerly, its first master-planned community in Colorado, located in Erie. SLC previously developed, owned and sold the multifamily project Centric LoHi in Denver. SLC has maintained a Denver office since 2017 and is headquartered in Nashville, Tenn.
