Southern Land Company (SLC), a national real estate developer of award-winning mixed-use developments including The Laurel Rittenhouse Square and 1909 Rittenhouse, has announced the grand opening of Josephine, a luxury mixed-use residential tower located within steps of Philadelphia’s famed Rittenhouse Square. SLC’s latest residential offering introduces a uniquely elevated living experience to Center City, offering 255 pet-friendly studio, one-, two-, and three-bedroom rental residences, including 14 penthouses situated in the building’s uppermost floors. Residents can choose from 32 spacious, pet-friendly floor plans, with many including private balconies.
The event featured remarks by SLC Founder and CEO Tim Downey, SLC Senior Vice President Brian Emmons, and SLC Senior Vice President – Head of Property Management Ronan Kearney.
“Josephine expands on our luxury footprint in Philadelphia, offering beautifully crafted design and best-in-class services and amenities, all located in Center City’s most enviable location,” said Tim Downey, SLC founder and CEO. “We are thrilled to introduce Josephine and build on our continued partnership with the City of Philadelphia.”
Designed by renowned architecture and interior design firm Solomon Cordwell Buenz (SCB), Josephine stands 27 stories high and features architectural and design elements inspired by the opulence and craft of fine jewelry. These details are evident in the modern glass façade reflective of the city’s central business district and the captivating décor on display throughout the community’s interiors. Rich color schemes and designer features are woven throughout each residence, which include chef-inspired kitchens, stainless steel appliances, quartz countertops, and custom lighting features.
The mixed-use tower also features 21,000 square feet of high-end restaurant space on the first two floors, which will include a Japanese fine dining concept and high-end sports bar.
The living experience is further elevated by the property’s extensive list of white glove amenities, including an outdoor resort-inspired pool and spa atop the 27th floor, complete with an adjoining sky lounge featuring a bar and fireplace; a fourth-floor club lounge outfitted with a demonstration kitchen, outdoor grill, foosball table, and billiards table; and cutting-edge athletic studio with an upscale sauna and spa. Other amenities include ample work-from-home spaces and reservable conference rooms, a dedicated dog grooming spa, and full-time concierge, bike storage and private, reservable parking with EV charging stations.
Rental residences range from 554 square feet to 1,360 square feet with prices starting at just under $2,100. Penthouses range from 1,428 square feet to 2,748 square feet with prices starting at just under $9,000.
