Yesterday, Southern Land Company (SLC), a national, vertically integrated real estate developer of award-winning single-family, multifamily, and mixed-use developments, celebrated the grand opening of Juliette, its new luxury apartment home community in the heart of Downtown White Plains at 250 Mamaroneck Avenue.

“When I founded Southern Land Company in 1986, my goal was to find a way to bring a little bit of magic into everyday life by creating places where thoughtful design, genuine hospitality, and a strong sense of community come together. Juliette perfectly brings that vision to life in White Plains,” said Tim Downey, Founder and CEO, Southern Land Company. “We’re proud of what we’ve built here and are deeply grateful to the City of White Plains, the YMCA of Central and Northern Westchester, and all of our Westchester stakeholders for their support and for sharing our belief in what this project could mean for the community.”
The grand opening celebration featured remarks from Dustin Downey, SLC Chief Investment Officer; Westchester Deputy County Executive Joan McDonald; White Plains Mayor Justin Brasch; and Cindy Delfino Birdsall, President & CEO, YMCA of Central and Northern Westchester. Attendees enjoyed a continental breakfast and a Starbucks coffee bar in the building, along with guided property tours.
“The grand opening of Juliette represents another important investment in the future of White Plains and Westchester County. By transforming an underutilized property into 177 new residences, this project is helping to meet the growing demand for housing while bringing new energy and economic activity to our downtown,” said Deputy Westchester County Executive Joan McDonald. “The Westchester County IDA is proud to support developments that strengthen our communities, attract new residents, support local businesses and contribute to a vibrant local economy. We congratulate Southern Land Company and its partners on this milestone and look forward to building on this momentum as we continue working to make Westchester an even stronger place to live, work and invest.”
“It’s exciting to see The Juliette come to life. I’ve been involved with this project from the beginning, and I am grateful to Tim and Dustin Downey and Southern Land Company for being sincere partners, listening to our community, and staying committed to building something special here,” said White Plains Mayor Justin Brasch. “White Plains is now among the fastest-growing cities in New York, thanks in part to projects like this that create jobs, drive growth, and help us provide better services and enhance the quality of life for our residents.”
A cornerstone of the project has been the partnership between Southern Land Company and the YMCA of Central & Northern Westchester, which was previously located at 250 Mamaroneck Avenue. Through a multi-year effort that began in 2019, SLC supported the YMCA’s transition from its former facility, which was costly to maintain and was deteriorating, to its current home at 148 Hamilton Avenue, allowing the organization to continue serving the White Plains community for generations to come.
“Southern Land Company saw an opportunity to create a beautiful new space in White Plains while helping save a beloved nonprofit—our YMCA,” said Cynthia Delfino Birdsall, President & CEO, YMCA of Central & Northern Westchester. “Though leaving our longtime home was difficult, this partnership secured our future. Juliette marks a new chapter for this historic property, while our YMCA continues helping children learn, grow, and thrive.”
The nearly 335,000-square-foot building features 177 sophisticated rental homes, with floor plans ranging from studios to three-bedroom units, including some with den options. The building artfully balances modern design with contemporary finishes and comprehensive amenity offerings.
The development features a luxury outdoor pool and spa deck with fire pits, a communal BBQ area with gas grills, and a lawn for open-space play and games. Additional amenities and services include a state-of-the-art fitness center, a residents’ lounge with a demonstration kitchen and co-working space, a pet grooming spa, EV charging stations, garage parking, bicycle storage, and a ground-floor Starbucks retail location.
Located just 25 miles north of New York City in Downtown White Plains, Juliette offers residents a quick commute to major employment hubs, schools, medical centers, and recreational activities. The community is less than a mile from two Metro-North Railroad stations, the Bee-Line Bus, major highways, and Westchester County Airport, with easy mass-transit access to JFK, LaGuardia, and Newark airports.
In addition to Juliette, SLC owns and operates two fully leased Long Island luxury rental communities: the 150-residence Florent in Garden City and the 150-residence Carlow Wind Watch in Hauppauge.
