Ceremonies mark introduction of 300 rental residences to Long Island
Southern Land Company (SLC), a national real estate developer known for its high-end residential and mixed-use communities, recently held grand opening celebrations for its first two Long Island properties: Carlow Wind Watch in Hauppauge and Florent in Garden City.
The events, which took place on May 6 and 7, respectively, included remarks from SLC’s Founder and CEO Tim Downey, Chief Investment Officer Dustin Downey, and Senior Vice President, Head of Property Management Ronan Kearney.
“We are incredibly excited to contribute to the luxury housing market here on Long Island,” said Tim Downey, Founder and CEO of SLC. “We have been warmly welcomed by the local community and look forward to growing our presence in the future.”
The pair of ceremonies marks SLC’s introduction of 300 much-needed rental residences to Long Island.
Carlow Wind Watch, located at 1721 Motor Parkway in Hauppauge, marks SLC’s first multifamily community in New York and the first luxury residential rental offering of its kind in the area. Designed to promote wellness and social connection, Carlow features 150 pet-friendly one-, two-, and three-bedroom apartments, resort-style amenities, concierge services, a pool and spa, and sweeping views of the adjacent Wind Watch Golf & Country Club. Each residence, available in two different color schemes, showcases a designer kitchen with stainless steel appliances and finishes, and includes a gas range, washer and dryer, custom closet system, and spacious balcony or terrace.
In addition to its residences, Carlow offers residents a comprehensive collection of resort-inspired amenities designed to promote community and wellness. Carlow features full-time concierge services, a resort-style pool and heated spa, outdoor dining room with gas grills, a resident clubroom and lounge area, a convertible community table for game nights, a poker table, a pool table, shuffleboard, a co-working area with private meeting rooms, a contemporary fitness center and yoga studio, and a golf simulator. In keeping with SLC’s commitment to foster a true sense of community, residents will also enjoy unique programming and events.
“Carlow was thoughtfully designed to be more than a residence—it’s a lifestyle rooted in comfort, community, and convenience,” said Downey. “This development is bringing an essential residential option to Hauppauge, and we’re grateful to celebrate this milestone with the community.”
Florent, located at 555 Stewart Avenue in Garden City, represents a transformative addition to the Village, marking its first new multifamily apartment community in decades. Florent includes 150 luxury one-, two-, and three-bedroom rental residences and is situated near downtown Garden City’s dining and shopping district. The property offers 19 floor plans, a collection of affordable housing units, and ADA-compliant residences, reinforcing SLC’s commitment to accessibility and inclusion.
Situated on 4.5 acres, Florent offers residents access to the charming downtown Garden City shopping and restaurant district, access to Manhattan and Montauk via four local Long Island Rail Road stations, and world-class golf at the expansive Eisenhower Park. Just 18.5 miles from midtown Manhattan, Garden City is known for its stately homes, chic restaurants, and tree-lined streets. The family-friendly community boasts a Gold Medal School District, quality parks and athletic programs, six golf courses, and every lifestyle convenience.
“Florent represents a new chapter for Garden City and for Long Island,” said Downey. “We are proud to provide beautifully designed residences that honor the Village’s charm while making it possible for more individuals and families to call this exceptional community home.”
Both events featured guided tours, refreshments, and opportunities to meet the Southern Land Company team.
