Southern Land Company Welcomes First Residents at Arden Karl’s Farm in Northglenn, Colorado

New lifestyle-focused community offers diverse rental options for modern living experiences

Southern Land Company (SLC), an award-winning national real estate developer of master-planned, single-family, multifamily, and mixed-use communities, announced that Arden Karl’s Farm, its highly anticipated multifamily development in Northglenn, is now welcoming its first residents as part of a phased opening. Located within the master-planned Karl’s Farm community at 1801 E. 121st Avenue, Arden brings a modern, amenity-rich living experience to one of Colorado’s most accessible areas. 

Blending contemporary design with historical homage, Arden features boutique, contemporary farmhouse architecture and an industrial style, mixing warmth with sleek metals and concrete to deliver a modern farmhouse feel that acknowledges the site’s 65-year history as the home of Karl’s Farm Dairy, which operated from 1947 until 2012.

Spanning 18 three-story residential buildings and one four-story, elevator-served building, the 480,000-square-foot community offers a mix of 75 studios, 222 one-bedroom apartments, 62 two-bedroom apartments, and 14 three-bedroom apartments, as well as 12 three-bedroom townhomes. With 18 spacious apartment floor plans ranging from 627 square feet to 1,458 square feet starting at just over $1,600 per month, plus two townhome floor plans ranging from 1,984 square feet to 2,254 square feet starting at $4,950 per month, Arden’s wide variety of residences are intended to accommodate an array of needs and preferences. All of Arden’s 385 residences are pet-friendly.

SLC designs each of its communities with unique communal spaces meant to spark connection. As such, Arden delivers a top-tier residential experience focused on convenience and sought-after amenities that are perfect for gathering and honing interests and hobbies. From lounging in hammocks to relaxing by the pool, in the coming months Arden residents can look forward to the opening of a variety of amenities, including:

Arden is being delivered in multiple phases, with seven residential buildings comprising 142 apartments already complete and partially occupied. Full completion of the community is slated for this summer.

As a vertically integrated developer, SLC draws on the expertise of in-house industry experts in various fields and collaborates with a variety of top-tier firms. Key consultants that assisted SLC with bringing Arden to life include several Denver-based firms: architecture firm KTGY; civil engineering firm Kimley-Horn; and mechanical, electrical, and plumbing engineering firm Jordan Skala Engineers. Other key consultants on the project include interior design firm Faulkner Design Group based in Dallas and structural engineering firm Structural Corp. based in Houston.

Arden’s arrival in the Denver market follows several other successful SLC projects in the area. SLC previously developed, owned, managed, and sold the mixed-use projects Bespoke Uptown in Denver and Rêve Boulder in Boulder, as well as the multifamily project Centric LoHi in Denver. Additionally, SLC is currently developing, building in, and managing Westerly, an 800-acre master-planned community in Erie, Colorado. SLC has maintained a Denver office since 2017.
