The Waypoint debuts early on in community’s development
Southern Land Company, a national real estate developer of award-winning master-planned communities and mixed-use developments, has announced the opening of The Waypoint, the premier amenity center in Westerly, SLC’s 800-acre master-planned community in Erie, Colorado. To mark the latest milestone in the neighborhood’s development, SLC Founder and CEO Tim Downey and Town of Erie Mayor Justin Brooks offered remarks and celebrated the occasion with an official ribbon cutting. Attendees were given tours of the completed amenity center.
Located at 86 Westerly Boulevard in Erie, The Waypoint is a state-of-the-art wellness-focused amenity center with more than 6,100 square feet of indoor space outfitted with a fitness studio, remote workspaces, and community room, plus a resort-style pool, 17-seat hot tub, and fire pits outside, all with expansive views of the Front Range. A dedicated community lifestyle manager develops regular and special programming at The Waypoint and throughout the community. The Waypoint is the first of two amenity centers to be built in Westerly.

Construction of The Waypoint started in fall 2023, with Waner Construction serving as the general contractor. Its completion marks a milestone in the ongoing development of Westerly, where home sales began in March 2023 and first homeowners moved in in April 2023. With more than 150 new homes sales expected by the end of the year, The Waypoint’s early opening in the community speaks to SLC’s commitment to providing wellness and communal spaces for homeowners to maximize their living experience within an SLC Community.
“The Westerly lifestyle started the day our first homeowners moved into the community,” said Downey. “Bringing The Waypoint to homeowners as soon as possible was a priority for us, to ensure they can experience a full range of interactive programs and spaces. Westerly’s dedicated community lifestyle manager has worked diligently to schedule activities and programs while The Waypoint was being built, and those opportunities will only expand with the opening of this state-of-the-art amenity building.”
Upon completion, Westerly will consist of a diverse collection of more than 3,000 homes set within a traditional neighborhood design, built by Brightland Homes, McStain Neighborhoods, and SLC Homes, SLC’s in-house homebuilding group. The neighborhood will comprise 800 acres—double the original size of the community when it broke ground in 2021, thanks to SLC’s purchase of 400 acres of land north of Erie Parkway from the Colorado State Land Board in 2023.
Westerly homeowners enjoy expansive views of the Front Range and abundant outdoor recreation opportunities. Nearly half of the community will be devoted to pocket parks, open spaces, and trails. Along with The Waypoint, the community will include a second, larger amenity center on the north side of Erie Parkway, providing Westerly residents with additional opportunities for fitness, lifestyle programming, and special events. Westerly will also include a village center with restaurants, shops, and neighborhood services; other outdoor gathering areas including a great lawn; and various play areas.
In addition to creating a comprehensive residential community at Westerly, SLC will make significant investments to benefit the entire Erie community. SLC has plans to improve County Road 5 and Erie Parkway and to fund improvements to County Road 7. Additionally, SLC will provide 10 acres and $3 million to the Town of Erie for the creation of a new neighborhood park and will donate 12.5 acres within Westerly to St. Vrain Valley School District for a planned middle school, which will be highly walkable for students.
