Pre-leasing Begins for Downtown Fort Worth Luxury High-Rise Deco

Deco marks first residential tower in downtown Fort Worth in more than 30 years

Southern Land Company (SLC), a national real estate developer of award-winning mixed-use developments and master-planned communities, has opened pre-leasing for its much-anticipated luxury apartment community, Deco, located at 969 Commerce Street in downtown Fort Worth. Deco is slated to open to residents in March 2024.

As the first residential tower in downtown Fort Worth in more than 30 years, 27-story Deco will offer residents an unparalleled living experience that will set a new standard for downtown living. The 300,000-square-foot building features a collection of 302 spacious and sophisticated one-, two-, and three-bedroom apartment homes and penthouses designed to merge refined comfort with striking modern conveniences and amenities.

Prospective residents can select from 19 pet-friendly apartment home floor plans, ranging from 684 square feet to 1,582 square feet, and starting at just over $2,000 per month. Additionally, Deco includes six pet-friendly penthouse floor plans, ranging from 1,157 square feet to 2,793 square feet, and starting at just over $5,500 per month.

Among the myriad of designer features in each residence are elegant Bianco Carrara quartz countertops, polished chrome Moen fixtures, LED front-lit bathroom mirrors, stainless steel appliances, and custom modular closet designs. Deco also offers residents abundant unobstructed downtown views and private balconies.

Deco’s amenity collection is headlined by a multi-level amenities deck that includes an outdoor heated pool and spa on the 24th floor, complete with a poolside bar and lounge and 180-inch poolside jumbotron, and a 25th-floor outdoor greenspace with dual-facing firepit. Additional amenities and services include a state-of-the-art athletic studio, a well-appointed boardroom and work-from-home alcoves, full-time concierge, and more.

Deco features a secured eight-level above-grade parking garage, complete with electric vehicle parking stations. Residents will enjoy additional technology features including access control home entry and a Luxer package room where packages are securely stored and residents are notified of their delivery via mobile.

Deco’s offerings extend beyond luxury living options, as SLC has incorporated exceptional dining space on the ground level that will become home to Texas’ first Broadway 10 Bar & Chophouse (B|10), a modern chophouse that promises an unparalleled dining experience, marrying the rich history of Fort Worth with a contemporary culinary vision. B|10 will pay homage to Cowtown’s cattle-driven legacy. The 8,500-square-feet restaurant will feature an exquisite menu showcasing hand-cut steaks and seafood grilled to perfection over a blend of pecan, oak, and hickory woods – a nod to the flavors that surround Texas cuisine. Hand-rolled sushi will freshen up guests’ offerings, complemented by a wine and cocktail list sure to impress. B|10 is set to open at Deco in late 2024.

Construction on Deco began in fall 2021. SLC and partners on the project celebrated the building’s topping off in March 2023. Design and engineering partners include:

Deco is SLC’s first multifamily project in Fort Worth, but the company previously developed, operated, and sold other communities in Texas, including the mixed-use projects  Arthouse in Keller, The Lofts at Watters Creek in Allen, and Junction 15 and Morada Plano in Plano.
